1. These terms
These terms apply to your use of skykitefinance.com and everything on it, including the calculators, guides and forms. By using the website you accept them. If you do not accept them, please do not use the website. If you instruct us to arrange a mortgage, a separate client agreement will set out our services and fees, and that agreement takes priority over these terms where they differ.
2. Who we are
The website is run by Sky Kite Finance, trading as Sky Kite Mortgage, of Office US-062, Urban Sky Business Center, S2 Floor, Burjuman Business Tower, Dubai. Licensed by the Dubai Department of Economy and Tourism (formerly DED) and registered with RERA.
We are a mortgage broker. We are not a bank and we do not lend money. Every mortgage is provided by a lender and depends on that lender's approval, valuation, terms and conditions.
3. Our services and fees
Any fee for our services is agreed with you in writing before you instruct us. If a lender pays us a commission for arranging your mortgage, we tell you before you apply.
We work with a panel of UAE banks. We do not cover every lender or every product available in the UAE market. We tell you which lenders we have approached for your case.
4. Information on this website
The guides, figures and examples on this website are general information about the UAE mortgage market. They are not financial, legal or tax advice for your situation, and they are not an offer or promise of credit. Rules, bank policies, interest rates and government fees change. We review the content regularly, but we cannot promise that every figure is correct and current on the day you read it. Please talk to us, or to a qualified adviser, before making a decision.
5. Calculators
Our calculators give estimates based on the figures you enter and on our reading of the Central Bank of the UAE's mortgage rules and the Dubai Land Department's published fees. They cannot account for each bank's own policy. Your actual loan amount, rate, payments and costs will be set out in a lender's offer letter, which is the only document you should rely on.
6. Your responsibilities
- You must be 18 or over to send us an enquiry.
- The information you give us must be true, complete and up to date. Lenders rely on it. Giving false or misleading information, or forged documents, can lead to an application being refused or a loan being withdrawn, and we may have to report it to the authorities.
- If you give us details about another person, such as a joint applicant, you must have their permission to do so.
7. Using the website properly
You must not:
- use the website for anything unlawful or fraudulent, or to send us false enquiries;
- try to gain unauthorised access to the website, its server or any connected system;
- send viruses or other harmful code, or overload the website with automated requests;
- copy large parts of the website by automated means;
- pretend to be Sky Kite or any of our staff.
8. How we contact you
When you send a form, you agree that we may contact you about your enquiry by phone, WhatsApp or email. We keep a record of these conversations as part of your file. We will never ask you to pay money into a personal bank account, or for your online banking passwords or one-time codes. If anyone claiming to be from Sky Kite does, do not pay and call our office on +971 52 871 6915.
9. Intellectual property
The content, design, logo and name on this website belong to Sky Kite Finance or are used under licence, including the photography, which is licensed from Unsplash. You may view and print pages for your own use, and share links to them. You may not copy, republish or use our content or brand for commercial purposes without our written permission.
10. Links to other websites
We link to other websites, such as banks and government departments, for your convenience. We do not control them and are not responsible for their content or how they use your data.
11. Availability
We aim to keep the website available, but we do not promise that it will always be available, uninterrupted or free of errors. We may change or withdraw any part of it without notice.
12. Limits of our liability
To the fullest extent permitted by UAE law:
- we are not liable for any loss arising from your reliance on information, guides or calculator results on this website;
- we are not liable for decisions made by lenders, valuers, developers, sellers or government bodies, including a refusal to lend, a lower valuation, a change in rates or a delay in a transaction;
- we are not liable for any indirect or consequential loss, or for loss of profit, opportunity or savings, arising from your use of this website;
- we are not liable for losses caused by viruses or by events outside our reasonable control.
Nothing in these terms limits any liability that cannot be limited under UAE law, including liability for fraud or deliberate misconduct.
13. Indemnity
You agree to compensate us for any loss, claim or cost we suffer because you broke these terms or gave us false information or documents.
14. Your personal data
How we use personal data is explained in our privacy policy and cookie policy.
15. Changes to these terms
We may update these terms. The date at the top of this page shows when they last changed. The version on the website when you use it is the one that applies.
16. General
If any part of these terms is found to be invalid or unenforceable, the rest stays in force. If we do not enforce a right straight away, we can still enforce it later. These terms are written in English; if they are translated, the English version applies.
17. Law and courts
These terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates. The courts of Dubai have exclusive jurisdiction over any dispute arising from them or from your use of this website.
