Portfolio consolidation
You own several properties, each financed with a different bank at a different rate, with fixed periods ending at different times. We look at the whole portfolio and restructure it, usually with one lender, so it costs less and is easier to run.
What consolidation can do
A bank that takes on a larger total loan will often price it better than several small ones. Moving everything to one lender also means one renewal date to manage instead of four.
If some properties have gone up in value, consolidating is also a chance to release equity for the next purchase, within the loan-to-value limits for investment property.
The limits that still apply
Each property is still a second or further home under Central Bank rules, so financing is capped at 60% for expats and 65% for nationals. Your total repayments across all loans must stay inside the 50% debt burden limit, with rental income counted at the bank's own discount.
Questions about portfolio consolidation
Do all the properties have to move to one bank?
No. Sometimes the best result is moving two of four loans and leaving the others where they are. We model the options and show you the totals.
How do banks count rental income?
Most take the rent from registered Ejari tenancy contracts and count only part of it, to allow for vacancy and costs. The exact share differs by bank.
