How much can I borrow?

Banks cap your total repayments at 50% of your income, then cap the loan against the property price. This calculator applies both, plus the age limit on your term.

Estimate based on Central Bank rules. Each bank applies its own policy on top, and only the bank's credit team can approve a loan.

How the number is worked out

  1. Half your fixed income, plus a quarter of your other income, is the most you can spend on all debt repayments.
  2. Your current loan payments and 5% of your card limits come off that.
  3. What is left is the highest mortgage payment allowed. We turn it into a loan at the test rate over the longest term your age allows.
  4. Finally the loan-to-value cap sets the property price that loan can buy, and the deposit you need.

Why does my credit card limit matter if I pay it off?

UAE banks count 5% of your total credit card limits as a monthly debt, whatever your balance. A AED 50,000 limit counts as AED 2,500 a month. Cancelling cards you do not use before you apply can raise what you can borrow.

Why is the test rate higher than the rate I was quoted?

Banks check that you could still afford the loan if rates rise, so they test your income at a higher rate than the starting one. We use 4.75% by default. You can change it.

Can I add my partner's income?

Yes, if you apply together as joint borrowers. Both incomes and both sets of debts are counted, and the bank will usually want you both on the title deed.

How do banks treat rental income or commission?

Most count only part of variable income, and some need a track record of 6 to 12 months. This calculator counts half of it, which is a common starting point.
