Who we are
We used to sit on the other side of the desk
Sky Kite is run by former bankers with more than 15 years of experience in UAE lending.
We know how credit teams read an application, which banks are comfortable with self-employed income this quarter, and which ones have the building you like on their approved list. That knowledge is the difference between an approval and a polite no.
Licensed by the Dubai Department of Economy and Tourism (formerly DED) and registered with RERA.
More about usHow it works
From first call to keys in about a month
Timings are for a ready property with documents in order. Off-plan and non-resident cases take longer, and we tell you that up front.

- 01Day 1
A 15-minute call
Tell us your income, your plans and any property you have in mind. We tell you what is realistic and which banks are likely to say yes.
- 023 to 7 working days
Pre-approval
We prepare your file and send it to the banks that fit. You get written pre-approvals to shop with, usually valid for 60 to 90 days.
- 031 to 2 weeks
Valuation and final offer
Once you agree a price, the bank values the property and issues the offer letter. We go through the fees, rate and insurance with you before you sign.
- 04Transfer day
Keys
We coordinate your bank, the seller (and their bank, if they have a mortgage) and the trustee office so the transfer happens on the agreed date.

Buying costs
The cash you need is more than the deposit
On a AED 1,800,000 apartment with an 80% mortgage, the deposit is AED 360,000. The fees add another AED 137,790. Most first-time buyers we speak to have not budgeted for the second number.
The 4% Land Department fee is the largest part. Agent commission is next. Bank fees vary, and some banks waive the arrangement fee, which is one of the things we negotiate.

Why a broker
Going to your bank, or going through us
Your own bank may well give you a good offer. The trouble is you have nothing to compare it with, and if it says no, you have lost time and left a mark on your credit report.

How long does a mortgage take in the UAE?
For a ready property, about 3 to 6 weeks from the first call to transfer if your documents are in order. Pre-approval on its own usually takes 3 to 7 working days.
How much deposit do I need?
Expats need at least 20% for a first home up to AED 5 million, 30% above that and 40% for a second property. UAE nationals need 15%, 25% and 35%. Off-plan property needs 50%, and non-residents usually 40% to 50%. Add about 7% of the price for fees.
What is the minimum salary for a mortgage?
Most banks want about AED 15,000 a month. A few accept less for some products. Your existing loans and credit card limits matter as much as your salary, because repayments cannot go above 50% of your income.
Can I get a mortgage if I am self-employed?
Yes. Banks usually want your company trading for at least 2 years, with audited accounts and 6 to 12 months of personal and company bank statements. Some banks are much easier on business owners than others, which is where a broker helps most.
Will talking to you affect my credit score?
No. Our eligibility check uses the figures you give us. A bank only checks your AECB credit report when you formally apply, and we only send your file to banks after you agree.
