1. Who we are
This website, skykitefinance.com, is run by Sky Kite Finance, trading as Sky Kite Mortgage ("Sky Kite", "we", "us"). Licensed by the Dubai Department of Economy and Tourism (formerly DED) and registered with RERA.
We decide how and why your personal data is used, so under UAE law we are the controller of that data. You can reach us at Office US-062, Urban Sky Business Center, S2 Floor, Burjuman Business Tower, Dubai, United Arab Emirates, by email at info@skykitefinance.com or by phone on +971 52 871 6915.
2. The law we follow
We handle personal data in line with UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data (the PDPL) and its implementing regulations, and with the confidentiality duties that apply to financial and real estate services in Dubai.
Many of our clients live outside the UAE. If you are in the European Union or the United Kingdom, the EU or UK General Data Protection Regulation may also apply to how we handle your data, and you have the rights described in section 9.
3. What we collect
Information you give us on this website
- Contact details: name, mobile number, email address and how you prefer to be contacted.
- Details of what you need: the type of mortgage, the emirate, the property price or value, the deposit you have, any existing mortgage balance and rate.
- Details about you: where you live, how you are paid, your income range, your age range, if you are applying with someone else, and anything you write in a notes or message box.
Information you give us later, outside the website
If you go ahead with an application, we ask for documents directly, such as your passport, visa, Emirates ID, salary certificate, bank statements, trade licence or company accounts. We never ask for these through the forms on this website. This policy covers that information too.
Information collected automatically
- Technical data: your IP address and browser type are stored with each form you send as a security record. A scrambled form of your IP address is also kept for 10 minutes to block repeated automated submissions.
- How you found us: the page you first landed on, the website that sent you, and campaign tags in the link (such as utm_source or gclid). We remember these for 30 days only if you accept advertising cookies. If you do not, we only read the tags in the address of the page you send the form from.
- Analytics and advertising data: if you accept them, Google Analytics, Google Ads and Meta collect information about your visit through cookies. See our cookie policy.
Our calculators run entirely in your browser. The numbers you type into them are not sent to us unless you choose to send a form.
Information we receive from others
When you apply for a mortgage, banks may share the outcome of their checks with us, including whether your application is approved. Banks check your credit report with the Al Etihad Credit Bureau (AECB) themselves; we do not run credit checks.
4. Why we use it, and our legal basis
| Purpose | Legal basis |
|---|---|
| Replying to your enquiry by phone, WhatsApp or email | Your consent, given when you send the form |
| Checking which banks are likely to lend to you and on what terms | Steps you ask us to take before entering into an agreement with us |
| Sending your application to the bank you choose, and managing it to completion | Performing our agreement with you, and your consent to share with that bank |
| Identity checks, anti-money laundering checks and record keeping | Our legal obligations under UAE law |
| Keeping the website secure and blocking spam | Our legitimate interest in protecting our systems and your data |
| Measuring which pages and campaigns bring enquiries | Your consent through the cookie banner |
| Dealing with complaints and legal claims | Our legal obligations and legitimate interests |
We do not use your data for any purpose that is incompatible with these, and we do not send marketing emails or messages unless you have asked for them.
5. Who we share it with
- Banks and lenders: only the bank or banks you agree we can approach, and only once you have agreed.
- People involved in your purchase, when you ask us to: for example the valuer appointed by the bank, the developer, the seller's bank or the trustee office.
- Our service providers, who process data for us under contract and only on our instructions: website hosting, email, our customer records system, and any lead management or automation tool we use.
- Google and Meta, only if you accept analytics or advertising cookies. If you message us on WhatsApp, Meta processes that conversation under WhatsApp's own terms.
- Government authorities, regulators, courts or the police, when UAE law requires it.
We do not sell personal data, and we do not share it with anyone for their own marketing.
6. Transfers outside the UAE
Some of our service providers store data on servers outside the UAE, for example email and analytics providers. We only transfer personal data abroad where the PDPL allows it: to countries with adequate data protection laws, or with contractual safeguards in place, or where the transfer is needed for an agreement with you or with your consent. You can ask us for details of the safeguards we rely on.
7. How long we keep it
- Enquiries that do not go further: up to 24 months from your last contact with us, so we can follow up if your plans change. You can ask us to delete it sooner.
- Clients: for as long as UAE law requires after our work ends. For anti-money laundering records this is at least five years.
- Spam protection data (a scrambled form of your IP address): 10 minutes.
- Your cookie choice: 12 months, after which we ask again.
When we no longer need data, we delete it or make it anonymous.
8. How we protect it
This website uses an encrypted (HTTPS) connection. Enquiries are stored outside the public part of our web server, and only staff working on your case can see your information. Our team is bound by confidentiality. No method of sending or storing data is completely secure, but if a breach happens that puts your rights at risk, we will tell you and the UAE Data Office as the law requires.
9. Your rights
You can ask us to:
- tell you what personal data we hold about you and give you a copy;
- correct data that is wrong or incomplete;
- delete your data, where we no longer have a reason or legal duty to keep it;
- restrict or stop using your data for a particular purpose, or object to how we use it;
- send your data to you or to another organisation in a common electronic format;
- withdraw your consent at any time. This does not affect anything we did before you withdrew it. You can change your cookie choice with the "Cookie settings" link at the bottom of every page.
Email info@skykitefinance.com with your request. We may need to confirm your identity first. We reply within 30 days. There is no charge unless a request is clearly unfounded or excessive.
If you are unhappy with how we have handled your data, please tell us first so we can put it right. You also have the right to complain to the UAE Data Office or, if you live in the EU or UK, to your local data protection authority.
10. Decisions about lending
Our calculators give estimates only. We do not make automated decisions about you that have legal or similar effects. Banks decide whether to lend, using their own assessments.
11. Children
Our services are for adults. We do not knowingly collect data from anyone under 18. If you think a child has sent us their details, contact us and we will delete them.
12. Changes to this policy
We update this policy when the law or our practices change. The date at the top shows when it last changed. If a change affects how we use data you have already given us, we will tell you.
