Questions about this calculator

The formula is the standard repayment mortgage used by UAE banks: the same instalment every month, with more of it going to the loan as the balance falls.

What rate should I use?

Use the rate a bank has quoted you, or our example rate to get a feel for the numbers. Rates move with EIBOR and depend on your loan size, deposit and profile, so we quote live offers when you apply.

Does the payment include insurance?

No. Banks require life insurance on the borrower and property insurance on the home. Together they usually add a few hundred dirhams a month, depending on your age and the property value.

What happens after the fixed period?

The loan moves to a variable rate, usually 3-month EIBOR plus a margin set in your offer letter. The calculator shows what your payment would be if that rate is 1 point higher, so you can see the risk.
