Government fees as published by the Dubai Land Department. Developer NOC, Oqood and bank fees vary, so treat those lines as estimates.

    Questions about buying costs

Plan for roughly 7% to 8% of the price on top of the deposit on a resale property with a mortgage. Off-plan purchases direct from a developer cost less up front.

Can the fees be added to the mortgage?

No. Banks lend against the property price, and the deposit and fees have to come from your own money. That is why we look at your total cash before you make an offer.

Is the bank arrangement fee always 1%?

No. Up to 1% of the loan plus VAT is the most a bank will charge, and several banks waive it or charge a flat fee, sometimes in exchange for a slightly higher rate. We compare both ways.

    What is different for off-plan?

You still pay the 4% DLD fee, usually at booking, plus an Oqood registration charge. There is no trustee office fee and usually no agent fee if you buy direct from the developer.
