Mortgages for UAE and GCC nationals
UAE nationals can borrow more than expats on a first home, up to 85% under AED 5 million, and the loan can run to age 70. GCC nationals are treated differently from bank to bank. We find the lender whose policy fits you.
The limits for nationals
For a first home up to AED 5 million you need a 15% deposit. Above AED 5 million it is 25%, and on a second home 35%. The 50% debt burden rule still applies, so existing personal and car loans reduce what you can borrow.
Housing programmes
If you have, or are applying for, support from a federal or emirate housing programme, tell us early. It can affect which bank products you can combine with it and how your existing obligations are counted.
GCC nationals
Some banks treat GCC nationals living in the UAE like UAE nationals for financing limits. Others apply expat rules. The difference can be 5% of the price in deposit, so it is worth checking before you commit.
Questions about uae and gcc nationals
Do nationals need a minimum salary?
Yes, banks set a minimum for everyone. For nationals it is often lower than for expats. We check the current minimums across banks for your case.
Can I include allowances in my income?
Fixed housing and transport allowances shown on your salary certificate usually count. Variable payments are treated case by case.
